A home here comes with questions the mainland doesn't

Buying a finished home skips the biggest unknowns of raw land — but the Big Island still shapes the decision in ways buyers from the mainland don't expect. These are the ones worth checking on any listing before you fall in love.

The lava zone still matters

Even a finished home sits in a USGS lava hazard zone, 1 through 9, and that zone drives what insurance you can get and at what price. In Zones 1–2 the state fund is often the only insurer, capped at $450,000 of dwelling coverage. Check the zone before you write an offer.

Where the water comes from

Homes in Kona, Hilo, and Waimea are usually on county water, but across Puna and rural Hāmākua a house often runs on rainwater catchment. It's a fully functional system when maintained — just confirm which one you're buying, and budget for filtration.

Septic, or a cesspool on the clock

Older homes may still be on a cesspool, and every cesspool in Hawai'i must be upgraded or converted by 2050 under Act 125 — a $30,000–$50,000 obligation that transfers to you at closing. A permitted septic system is the clean answer.

Solar is close to standard

With the highest electricity rates in the country — about 43¢/kWh in 2026 — many homes already have solar. The federal residential credit ended after 2025, but Hawai'i's state credit (35%, up to $5,000) still applies as of 2026, so factor existing panels into value.

Confirm the tenure

Most Big Island homes are fee simple, but some condos and homes on Hawaiian Home Lands carry leasehold terms or residency requirements. Always confirm the ownership type before you commit — it changes both your financing and your resale.

Financing is easier than land

Unlike raw land, a standard mortgage usually works for a built home. Lenders still weigh the lava zone, and a home on catchment or a cesspool can narrow your options — so line up financing early with a lender who actually knows the island.
