Featured Homes,
District by District

Hand-picked homes from every part of the island — not an endless feed. Pick the district you're actually considering and see what living there costs right now.

Where on the Island?

Nine districts, nine very different lives. Pick one to see this month's featured homes there — or read the full area guide if you're still deciding.

Working With Me as a Buyer

You can find listings anywhere. What's harder to find is someone who will tell you what a property's lava zone does to your insurance, whether that water meter is actually active, and what the roof will cost in ten years of salt air.

I represent buyers across the whole island, on any listing — mine, my brokerage's, or another company's. There is no cost to you to have me on your side of the transaction on a listed property.

Most of my clients are choosing between two or three districts that look similar online and are nothing alike in person. That's the part I'm most useful for: not finding the house, but making sure the house you pick is the one you'd still choose two years in.

And if what you actually want is raw land, an ag parcel, or something off-grid, start on the Land page — those purchases work differently, and the diligence matters more.

1

Tell me what your week looks like

Work, school, weather you can tolerate, how far you'll drive, whether you need a hospital nearby. This narrows nine districts to two or three fast.

2

See them in person, in bad weather

Anywhere here can look perfect on a sunny afternoon. I'll walk you through the same areas on a wet morning and at commute hour.

3

Diligence before the offer, not after

Lava zone and what it does to insurance and financing. Water source and whether the meter is live. Septic or a cesspool on the 2050 clock. Access and easements. Tenure.

4

Write it properly, then close it

Contingencies that actually protect you here, local inspectors and title people who know these properties, and someone answering the phone through closing.

Tell me the district, the budget, and what the place has to do for you. I'll send what's actually active — including the listings that never make it onto the portals.
